Real Estate Questions: why do we use FFO instead of LFCF?

I was wondering why we use FFO instead of LFCF for valuation? I also noticed that FFO does not include change in working capital, why is it excluded in FFO? Shouldn't change in WC also be factored in as it is also a source of cash outflow?
